Bikes

The Annex bikes are complimentary and provided for the free use and enjoyment of our guests. If our guests ride the bikes they do so entirely at their own risk. 

The safety and security of our guest is always our first concern therefore if you choose to ride the bikes:

1. Please check the brakes and tyre pressures before riding

2. We strongly recommend that you wear the cycling helmets provided

3. Please secure the bikes when unattended (locks are provided with the bikes)

4. Please return the bikes to the shed on completion

5. We would be grateful if you would let us know if there are any defects/issues so we can resolve them quickly.

Bookings can be cancelled up to 7days prior to the arrival date free of charge. In this case any deposit paid will be refunded. Cancellations received less than 7 days prior to the scheduled arrival date will be charged the first night’s accommodation fee. Cancellations received less than 48 hours prior to arrival will be charged the first 2 nights accommodation fee. In the case of ‘Special Offers’ the rules of the offer will take precedence i.e. some offers will stipulate a ‘no cancellation policy’, meaning once booked and paid for no refunds will be paid if the booking is subsequently cancelled. Sometimes, usually for returning or direct booking guests, we will waive the cancellation policy and ask that guests give us as much notice as possible of cancelations.

Please let us know in advance if you are bringing a dog and note we make a dog charge per dog per night PDPN. Please review our detailed information prior to making a booking. Dog Information. 

We have been welcoming dogs to The Annex since 2017 and we love to see them enjoying themselves. As responsible dog owners we understand that our dogs are always our responsibility and therefore our dog rules are based around this principle.  If your dog causes any damage please let us know as soon as possible. We will always attempt to remedy any damage ourselves at no/minimum cost. However, if the damage is such that it needs professional repair or replacement we will pass this cost on to the guest responsible for the dog.  If you intend to leave your dog alone in The Annex please discuss this with us first. If your dog is left alone please close the bedroom and lounge door leaving access to the kitchen and hallway only

and note that the rear of the house can get very hot when the sun is shining through the windows. Please do not allow dogs on soft furnishings such as beds, sofas and chairs. Please do not bath dogs in the bath. ‘Muddy mutts’ can be cleaned up using the hose located outside by the BBQ stand. Our garden only has a stock fence around it making dog escape is a distinct possibility. If you have concerns about your dog escaping please do not allow it in the garden without a lead.

1. Payment can be made by bank transfer or cheque. Cheques can be posted (see address) and, in this instance, we will hold the booking for up to 48 hours if we are informed of the date of posting.
